Assets Included in the Investment
- Land: 248-acre resort-quality land comprising three valleys with virgin forest of oak, cherry, and pine woodland. Fresh pure water springs, streams, ponds and abundant wildlife including trophy deer hunting
- Property: State of the art property and infrastructure including a 6,000 sq ft. 4-bedroom (with additional office) residence complete with professional home theater system & wrap-around deck, authentically restored, 4-floor Norwegian barn with wood/fabrication shop, office, storage, 8-bay utility garage, paint room/spray booth, in-floor heat, compressed air system, complete fiber optic wired and wireless network, and dog kennel and gas station
- Turnkey Equipment: Vehicles, equipment, tools, attached audio & video electronics and computers are included in the investment. This represents a value in excess of $500,000 and includes: snowmobiles, UTV's, ATV's, tractor, industrial mower, backhoe/excavator, woodshop equipment and tools, 4-Linn music systems, 1-Linn home theater, 8 computers and high-speed network
Investment Structure
- Buyer will purchase the property under one of multiple investment options to be provided
- Jim and Sandy Engandela will continue as property developers and caretakers, living on the property until their death
- Possession will transfer upon death of Jim and Sandy, or sooner at their election, even if that occurs early due to an unforeseen circumstance
Investment Commitment Level
- $3,250,000 anticipated investment (multiple bids will be considered) with multiple buyer-centric investment advantages described below
- Transaction structure has been established to provide Buyer a positive gain in excess of $1,000,000, with multiple options available
Buyer Advantage #1: Major Reinvestment to Transform Pleasant Valley into a World-Class High-Tech Nature Retreat
- Approximately 25% ($1,000,000) of proceeds are being reinvested to drive future value, including a major house addition, utility building, pond & spring development and wildlife habitat – Capital improvements anticipated to be completed during the first three years post-transaction
- Seller will pay for all long-term maintenance and continued asset enhancement. No additional Buyer investment is needed
- Sellers are professional property developers and landscapers who will continue to invest their time and expertise in enhancing the asset at no additional cost to Buyer
- The combined market value of Seller reinvestment (Time + Direct Costs) exceeds $100,000 per year
Buyer Advantage #2: Secure Investment with $1,000,000+ Net Gain at All Points in Time
- Unique Transaction Structure: Investment is structured such that with a modest increase in market valuation (5%), the market value of Pleasant Valley exceeds Buyer’s invested capital by $1,000,000+
- Potential for Early Ownership: If Jim and Sandy die early, land, buildings, and turnkey equipment will transfer possession in the near term
- Historical Return Calculation: Historical compounded Annual Growth Rate (“CAGR”): 9%
- Post-Investment Projections: Future valuation projected to generate $1,000,000+ positive return is based on the following assumptions:
- Post-Transaction (After Major Enhancements) Valuation: $3,250,000
- 5% Annual Appreciation Rate
- Year-by-Year Investor Gain Analysis Will Be Provided

- Long-term Hold: Enables an individual or corporation to secure a wholly owned wildlife sanctuary as a legacy investment for themselves, their heirs, or as a separate nature conservancy entity
