THE FUTURE OF PLEASANT VALLEY




One million dollars will be re-invested into the Pleasant Valley elevating it to a resort quality, high-tech, business, creative, recreational, nature and wildlife environment. 


These funds will be placed into an escrow account to be used for these fixed asset enhancements, driving a higher future value for the investor and fulfilling Jim and Sandy's vision for Pleasant Valley.


Jim and Sandy will contribute their expertise and labor and serve as general contractors for the many planned construction and landscaping projects.


All of these enhancements will be completed within a 5 year period, insuring that the investor receives these asset value enhancements and that Jim and Sandy have some time to enjoy the fruits of their labor.

House Addition
A planned major addition will turn the main house into a 6,000+ sq. ft. masterpiece, complete with a great room/media center/home theater, 2 additional bedrooms/baths and walk out basement, where the recording studio that is currently on the 2nd floor will be moved. This addition includes a 2 car garage and wrap around deck where the hot tub will be moved.  It will also have a separate ground water heating/air conditioner with in-floor heat.  A separate ground water loop, for the new heat pump, has already been buried underground for this purpose. This "form follows function" addition has been optimally designed for construction cost efficiency and built with quality materials for long term, low cost maintenance.

Utility Building
A utility outbuilding will provide even more room for equipment and storage facilities is planned. This utility building will house several large maintenance vehicles and provide additional storage.  It will free up the Barn garage for recreational vehicles.  It will be located in the maintenance area east of the Kennel and is out of sight from the house, but easily accessible.




Main Pond Enlargement
Enlarging and deepening the main pond by several acres, will enhance the fish habitat for trout, bass and pan fish. An island in the center of the pond will provide protected nesting for ducks and geese. The adjoining wetland will not be disturbed and continue to provide natural diversity to Pleasant Valley.  Jim and Sandy are fully capable of providing all of the engineering and labor required for all pond, spring and stream projects.



Additional Trout Ponds
Three additional Trout Ponds, in the woods, will provide an ideal habitat for trout, with a natural food source and up stream migration for spawning.  These will be the healthiest trout on the planet, growing in the freshest spring fed water and eating natural food.


Fresh Water Springs Enhancement
Ongoing development of the 12 fresh water springs on the property are planned.  Run off water is being diverted around these springs to prevent them from becoming impacted with dirt and debris. 


Stream Bridge and Culvert Enhancement

There are are 14 bridges and culverts crossing the streams on the property.  These are all being up-sized to handle more water and larger vehicles.


Trail  Enhancement
The current 25 miles of trails will be groomed to increase turn around radius's to accommodate larger UTV vehicles. An additional 10 miles of trail development, with resting areas, bridges and culverts are planned to provide access to even more areas of Pleasant Valley, bringing the total trails, on the property to 35 miles. 


Bluffs and Overlooks
There are currently 20 overlooks and bluffs with rocky outcroppings. These will be enhanced to expose more natural rocks and provide easier access.


Tree Planting
A variety of oak, maple and pine trees will be planted around the house will provide shade and nesting for a variety of birds.


Whitetail "Big Buck" Deer Habitat Enhancement
Several strategically placed high protean food plots will help grow our already large bucks to Boone and Crockett World class size.  Eating the best food and drinking the purest water also insures the best tasting deer available. Our Deer Management program will be continued to encourage larger higher quality deer.


Lawn Reconstruction
Rich black dirt removed from the pond expansion will be used to resurface the lawn around the house and will be reseeded with Kentucky Bluegrass. An in-ground sprinkler system will be installed around the house and barn with mineral rich water supplied directly from the pond, so as not to place a strain on the house well water.

Driveway Blacktop
After the house addition, main pond and landscaping is completed, the entire 3/4 mile drive will be blacktopped. This will make access to the property easier in the winter and will be easier to maintain year round.  A motorized gate with video camera will be installed to provide addition security. The blacktopped driveway will be final dressing, to the enhancements that will raise the asset value of Pleasant Valley to it's highest level.
